We are currently looking for a Center Sales Manager

The Center Sales Manager is responsible for generating new business and for the overall day to day operations, quality and delivery of services in accordance with the Crexent Business Center’s standards. These responsibilities include, but are not limited to: lead generation and development of a pipeline within the community, high closing sales ratio, developing and maintaining existing client relationships, exceeding customer satisfaction expectations, overseeing the general operations and appearance of the facility.
Primary Responsibilities
Sales
- Develop knowledge of market conditions and competition in your community by conducting market surveys and evaluating competitive pricing on a monthly basis
- Develop client profile
- Respond to all sales inquiries promptly and provide detailed follow up
- Develop a working relationship with local brokers and network with community business leaders
- Develop relationship with existing clients
- Plan external and internal community events as well as existing client networking events
- Represent company at community and/or local business meetings to promote the company
- Provide tours to prospective clients
- Prepare and present proposal after each tour and push for the sale
- Deliver high closing ratio and achieve monthly sales goal
- Ensure agreements are completed accurately and with all attachments prior to forwarding corporate
- Prepare agreement addendums for approval of Director Sales & Marketing
- Present client improvement requests to Director Sales & Marketing and Director of Construction
- Send thank you note to all prospective clients after tour
Operations
- Perform frequent property inspections to ensure visual appeal of property
- Review daily report from Operations Manager of all client issues and confirm all issues resolved Follow up with client to ensure satisfaction
- Follow up timely on all client issues escalated to you for attention
- Resolve any maintenance issues
- Prepare and review all ancillary service billing prior to sending to corporate
- Ensure coverage of staff at all times
- Administer all aspects of clients “move-ins” in accordance with company checklist
- Ensure suite is furnished in accordance with agreement
- Administer all aspects of clients “move-outs” in accordance with company checklist
- Review agreements for accuracy and ensure all required documentation received from client
- Ensure agreement files are well maintained and complete
- Escalate potential problems to senior management
- Review upcoming lease expirations
- Recommend and administer policies and procedures to enhance operations
- Review client billing and collection of receivables
Additional Responsibilities
- Develop and coach Receptionist to ensure the highest level of customer service is provided to clients, prospective clients, and visitors to the center
- Conduct annual performance appraisals with on site staff. Set clear goals and expectations and provide feedback evaluating performance on a regular basis
- Weekly update of available office list
- Keep a “billing” log with changes and issues to be handled at billing time
- Prepare anniversary gift and card for Clients (as needed)
- Prepare birthday gift and card for Clients (as needed)
- Purchase Kitchen and Office Supplies (as needed)
- Purchase items needed for events (as needed)
Knowledge and Skill Requirements
- Experience in achieving sales quotas and revenue expectations
- Self motivated to achieve goals and simultaneously manage several projects
- Ability to have a relentless focus on sales and revenue performance
- Ability to mentor, coach and direct staff
- Excellent customer service skills
- Professional written and verbal communication
- Excellent interpersonal skills
- Computer literacy and familiarity with a variety of office software, including but not limited to Microsoft Word, Excel, Outlook
- Ability to participate in and facilitate group meetings.
- Willingness to work a flexible schedule
Education:
Minimum Bachelors degree
NOTE: Center Sales Managers will be expected to cover all responsibilities listed in the Operations Manager Job Description when a Crexent Business Center does not have an Operations Manager
