Record keeping and financial reporting are key services we provide to our clients. We will develop and monitor the property's budget, which covers everything from maintenance to marketing, to personnel and operations.
Rent Analysis - Staying competitive is key! we will constantly analyze the rent market and those of the competition, changes in area demographics, and anticipated absorption levels.
Tenant Screening: We conduct credit and background checks on all qualified tenants and handle every aspect of getting your investment rented in the shortest time possible.
Rent Collection: The collection of rent, including a daily record of deposits.
Agreement Negotiation - We are responsible for negotiating all tenant agreements and renewals, or in the alternative, for recommending the best leasing company in the area and coordinating leasing activities with that company.
We offer, monthly maintenance cost monitoring, development and implementation of preventative maintenance.
At every move out inspection we take photos or videos of any existing damage and keep these on file for repairs and investor reports.
Project Management Program– We know how busy you are and how time consuming renovations can be. That is why we offer this program. For an additional cost, you can hire one of our maintenance coordinators to oversee major renovations and maintenance projects.
A comprehensive program may include essential marketing tools such as a website, brochures, advertisements, special events, property newsletters, videos, maps, and site signs.
We have the capabilities to implement marketing programs that improve the image of properties and increase occupancy rate.
Tenant Relations - We are attentive to tenants' needs and respond to their concerns immediately.
New Tenant Orientation - The orientation phase is vital, so the landlord and tenants are on the same page with regards to the rules, payment schedule, and any important details (e.g. damages) about the property.
